You must also acknowledge:

Potential for noise - We are on the main street of Clare where you have some traffic noise

Must climb stairs - all bedrooms are on the second and third floors and workout room and sauna are in the basement

Security Deposit - if you damage the home, you may be charged up to $500

Rental Rates have cleaning fees added to them and are subject to 6% Hotel Tax and 2% Tourism Assessment. Rates are subject to change.

Holiday periods are subject to a 3 or 4 night minimum. Holiday rates apply to all major Holidays, and reflect a 15% increase in rental rate.

Primary Guest (“client”) must be an adult at least 25 years of age and will be an occupant of Property during the entire reserved period. A government issued identification and the credit card used at booking must be presented at check-in prior to check in.

All monies paid are non-refundable and non-transferable.

The Doherty Big House proudly offers a 5% discount on nightly rates to any approved repeat customers who wrote a positive review about a stay.

Before Stay

To secure your rental booking, we require a 25% deposit of the total amount due. Final payment is due 4 weeks prior to check-in.

The names and ages of all occupants and proposed use of the property must be provided. The client is responsible for the behavior and actions of their guests and visitors whilst on the premises.

During Stay

All bookings must be paid in full prior to lockbox code being given. The only exceptions to this will be based on the length of stay and are at the discretion of Owners.

All extensions of bookings must be fully paid when the extension request is made.  Extensions cannot be guaranteed and are subject to other bookings in place.

If there is a complaint from either party after check-in, notice must be given within 24 hours of check-in.

After Stay

We have 10 days after you check out to report any damage. If there is no damage, we’ll return your deposit, providing there are no outstanding funds allocated to your booking. If there is, we’ll deduct the agreed cost and return the remainder. Every effort is made to process refunds these on the Friday of each week. Deposits are not transferable.

Any cleans that are not a standard clean (e.g., the property has been left extremely dirty) will be charged at a further $35.00 per hour.  This will be deducted from your Credit Card.

cancellations

Change of plans prior to booking? No problem. You could receive a partial or full refund, depending on when you cancel.

For a full refund of accommodation fees, cancellation must be made a full 5 days prior to listing’s local check in time (or 3:00 PM if not specified) on the day of check in. For example, if check-in is on Friday, cancel by Sunday of that week before check in time. A reservation is officially canceled when either party have confirmed with emailed receipt. If you cancel less than 24 hours before check-in, the first night is non-refundable.

If you cancel after the trip has started, 50% of the accommodation fees for the nights not spent 24 hours after the cancellation occurs are refunded.

Cleaning fees are always refunded if the reservation is canceled before check-in.

Early Departure, Late Arrivals. There are no full refunds for early departures, delayed arrivals, construction noise or activity, inclement weather or reduction in the number of nights reserved. If there is an extreme circumstance as to why you need to cancel during stay, a refund may be considered at the discretion of owners.

Vacate. If you choose to vacate a property without notification prior to your check out date, all funds paid will be non-refundable. The client also agrees to be liable to all outstanding balances and rental funds at the time of vacate.

Additional Fees.

Under no circumstances are the 1% credit card surcharge and $44.00 booking fee refunded. Additional fees and taxes may apply.

If the Property becomes unavailable or unsuitable for rent for any reason, including but not limited to, casualty loss, construction, noise, physical deterioration, or loss of utility services, the Owners’ liability will be limited to the return of all monies paid on account at the time of cancellation. All monies received will be refunded to Client within 7 business days of confirmation of notice of cancellation. Every home has the potential for equipment to occasionally malfunction and we cannot guarantee every aspect of a home to be operational 100% of the time. Host will attempt to rectify any malfunctioning equipment, systems or amenities, however, Client agrees there are no refunds offered for any malfunctions. 

 

Good Neighbor Policy /
Guest Code of Conduct



We have made our home available to share with responsible groups that will treat the home and neighborhood with respect. While many of our guests are on vacation, the full-time residents that live nearby are not.

In order to maintain the top quality of our home and the peace and quiet of our neighborhood, all guests must adhere to the following terms and conditions. Please make sure this home and our policies are compatible with your group and intended use. Thank you in advance for your understanding. 

  • Maximum Occupancy: Guests shall not exceed the number of adults and children published on the property listing.

  • Noise: Guests must keep the volume of voices and music to a reasonable level. Additional charges or immediate termination may apply in the event of excessive noise, nuisance or disturbance caused to neighboring properties during your occupancy. Client is fully responsible and liable for payment of all charges incurred, irrespective of such cancellation, together with any financial loss suffered by the property owner and or/agent, to be debited from my security deposit or credit card without further notice.

  • Trash: All other garbage items should be bagged, tied closed and placed only in your rentals trash bin or recycle bin.

  • Parking: There is no overnight parking on the street and ticketing is enforced. Do not block neighboring driveways.

  • Damage Report: Things happen, we get it. Let us know right away so we can assess. Whilst you are in occupation, you are fully responsible for all breakages and damage caused to the property, its furniture fittings, or any consequent loss suffered by the Owner.

  • Cleaning: A professional clean will be carried out on check out and the cost is included in your total booking amount. Mid-stay cleans and a change of linen are available upon request and do incur additional fees. If a property is found to be left in an unreasonable state at check out, there may be excess cleaning charges involved. This will be determined on a case to case basis and we will contact the Client to advise on the excess cleaning.
